The Gables Condos Huntington Beach – Community Features

The Gables condos are located in Huntington Beach in a guard gated community.  The main entrance is off Edinger Avenue and Monterey Lane.  The entrance is shared by homeowners of a separate nearby community.  As a result the attendant at the security gate requires residents to display an authorized decal in order to gain entry.

There are 80 condominium units located in this gated community.  Built in 1980 on four small residential streets (Alderport Drive, Chase Drive, Warmington Lane, Sherlock Lane).  The builder positioned these streets on the outside boundaries of the property giving the homes a quad type layout.  Because of this it functions nicely with the back of the homes and garages facing the exterior of the streets and the front of the homes or front doors facing towards the interior of the quad.

Most noteworthy, the grounds are well maintained with greenbelts, walking paths and shade trees.  The center focal point of this community is the three large greenbelts in the middle of the complex.  This massive open space provides a beautiful backdrop for homeowners when they are looking out the front of their homes.  Therefore, this area is large enough to play Frisbee or maybe catch with a football. There’s room, however you entertain.

Additional features found in these condos are central heating, open floor plans, walk-in closets, individual laundry rooms and bedrooms large enough for a California King bedroom set.  The condos have one and two car garages.  While this may be true some of the more private carriage units were built with living areas over the garages.  Therefore this model is nice because there is nobody below you or above you.

The Gables Condo Details

First of all, the Gables have 2 and 3 bedroom models.  The smallest being a 2 bed, 1 bath, single story unit with square footage ranging from 966 to 1,032.  These units feature large balconies, vaulted ceilings, fireplaces and a spacious bedroom.  One of the largest floor plans is the 3 bed, 2 bath model.  It features two stories, a spacious living area and approx 1,218 sq ft.  This floor plan has sliding glass doors and direct access to a large private patio.

Current Pricing

The Gables Condos currently range in price from the mid $300,000’s. These condos are not eligible for FHA financing due to the fact that they are located on leased land.

The Gables is Located on Leased Land

The Gables are on leased land.  Several areas in the city of Huntington Beach have properties that were built on leased land.  The lease on this land expires on December 31, 2059.  Therefore, when you purchase a condominium in The Gables you are purchasing your unit or your part of the physical structure or building but you are not purchasing the land it was built on.  As a result you are leasing the land it was built on.  The annual lease is $9,207.  This fee adjusts annually with the Consumer Price Index (CPI) or the cost of living.

Here’s the trade-off… Homes built on leased land are priced much lower than surrounding comparable properties that are not built on leased land.  This lower purchase price will result in a lower monthly mortgage payment.  This lower payment will also offset the money spent on the annual lease payment.
