Promenade is part of the city’s Inclusionary Housing Program. It was designed to ensure that there is affordable ownership housing. Thus, low, median and moderate income families have access to convenient and decent housing. As a part of this initiative the city requires that 10% of all new housing construction with three or more units be affordable for certain income limits.

As part of that program Promenade is designated for moderate income family housing. There are some income limits based on household size. Here’s the breakdown. One person in the household has an income limit of $82,250. Two people have a limit of $94,000. A three person household is $105,750. A four person household is $117,500. Finally, a household of five has a limit of $126,900.

In addition to income requirements there are also sales requirements. These homes may not be purchased with all cash. No investors allowed in this community. Even more, if you are approved you will be required to reside in the home as your primary residence.

Promenade Townhome Details

Promenade Townhomes is a gated community of 80 tri-level homes. Built in 1999 with modern curb appeal. These homes offer residents desirable floor plans and features. Even more, each townhome includes a formal living room with fireplace and formal dining room. Additionally, they have a spacious kitchen, family room, master suite with walk-in closet and private bath. Interior laundry rooms and enclosed patio areas are also common.

The 3 bed, 2.5 bath end units are the largest available. They have approx 1,407 – 1,611 sq ft of living space and also an attached 2 car garage.

Interior units have 2 bed, 2.5 bath with a 1 or 2 car garage. So there overall square footage is less with approx 1,250 – 1,513 sq ft.
